Vacant homes are one of the most common properties we're asked about — usually inherited, sometimes left behind after a move, occasionally a rental that never got re-let. The pattern is the same: the longer it sits, the more it costs and the fewer buyers will touch it.

What vacancy costs you

• Insurance: many policies restrict or void coverage once a home is unoccupied past a set period
• Heat and utilities you still have to run to prevent frozen pipes in an Alberta winter
• Property taxes and, for condos, ongoing fees
• Yard, weed and snow maintenance to avoid municipal bylaw complaints
• Risk of break-ins, squatting, vandalism and copper theft

The damage that quietly accumulates

Frozen and burst supply lines, roof leaks nobody noticed, mould from a slow basement leak, pest damage and dried-out plumbing traps. By the time an owner decides to sell, the property often needs remediation before a financed buyer's lender would approve it.

Selling options

A listing means restoring utilities, clearing contents, cleaning, and disclosing whatever an inspection finds. A direct as-is sale means one viewing and no cleanout — you take what you want and leave the rest.

If you own it from out of province

Most of an Alberta sale can be handled remotely through your lawyer, with local access arranged for a viewing. Owners in other provinces and countries sell Alberta properties this way routinely.

Municipal orders and unpaid taxes

Neither necessarily stops a sale, but both need to be on the table early so they can be handled through the closing rather than discovered by the lawyers at the last minute.
